The architecture studio A-cero presents an interior renovation of an apartment located in Ferrol. The house is set in a single plant, which located two bedrooms with bathrooms, living/dining room, kitchen, laundry, toilets and outdoor terrace. The total areas of the plant are 155m2 and 150m2 of terraces.

The hall-dealer accessed from the main entrance of the house. Linking two distinct areas (day area and night area) for an imaginary north-south axis. The lounge / dining room, kitchen and laundry room is located east of the axis, while the sleeping area (bedroom) is the West. Thus, both the room as the master bedroom, but occupy their own space within the zoning forth above, enjoy the same south facing views, this being an important priority for the property and enjoyment of the dwelling.

The terrace offers relaxation areas and seating. Dominated south to enjoy the sun and views, and north used to link this area with the kitchen to have a barbecue area and outdoor dining. The master bedroom suite designed with a dressing room with a total of 40m2.

It has sought, with the proposal, the smooth functioning of housing in relation to the needs of the property as possible to adapt the packaging pre-existing formal and turning the main rooms to the south, looking for a better use of the views of light and heat. The elevations sorted according to a harmonic modulation of the gaps, trying to maximize light and views mentioned above. The living – dining room, has an area of 38m2.

The formal solution has been the result of an aesthetic sought sinuous lines and volumes that play flexing its forms, allowing the enjoyment of the surrounding environment and the pursuit of wealth interior space.

Today we are going to show you the French Riviera for renovation and expansion project carried out an old detached house with a sixteenth-century fortress and its own pier on the shore of the Mediterranean.

This is a residence of approximately 4.960 m2 built on a large plot of Saint-Jean-Cap-Ferrat, a small French village of 1,895 inhabitants situated on the Riviera between Nice and Monaco.

Although the plot consists of several buildings (housing for the service, guest house and pier), the involvement of A-zero is limited to the main residence and the rehabilitation of some areas of the garden.

PLANT PLOT

The building sits on land with a steep slope that is used for the development of five levels above sea level, three below ground, under the first and second floor.

SECTION

-3 Basement has a total area of 781.84 m2. This was located at an old chapel that was rehabilitated to house a large banquet area. It also builds a new area dedicated to spa area with indoor pool and several relaxation rooms and massage.

LEVEL -3

-2 Basement extends over an area of 1430.99 m2 and includes a storage area and facilities, an area for musicians on the banquet hall (level -3) and the right wing, which is the fortress, is a series of bedrooms with bathrooms, locker rooms and lounges.

LEVEL -2

In the center are several cupboards and a large kitchen with a capacity to satisfy the guests for big parties and events.

Level -1 includes a winter living room, garage and service area with separate access from the outside.

LEVEL -1

Downstairs takes place on the main access to housing that communicates with a spacious lobby and lounge. This level is divided from the center on two sides reserved for the two sons of the owners. Each wing has one bedroom (with bathroom, dressing room, study and living room), laundry, one bedroom suite for guests of the children and direct access to the service.

GROUND FLOOR

Finally, the first floor is reserved for the master bedroom that includes hall, lounge, two bathrooms, a spacious dressing room and direct access to the service.

Project Challenge
The starting point for the renovation was a modest Victorian house in very poor condition, with rooms with small windows and dark interior spaces were separated from each other, as was typical of houses built in the era where privacy was a cultural priority. In another gesture to the Victorian public decoration, arrangements of existing interior spaces reinforce the ancient ideal of work and family life should be separate.

Although the client requested to renovate the space do the work in the house, while maintaining a clear separation from his family life was also important to create a modern and bright space that seemed small in size and continues to be spacious and connected visually.

The fact that the house has had few changes since it was originally built, is both a virtue and a challenge that allows multiple design opportunities. The footprint of the house is small (approximately 65 m2). Then, it was not possible to create a sort of loft on the first floor that seems to simultaneously open and give the necessary distinction between workspace and be. The house was preview as a vertical loft, an open volume using four-story from the foundation to the roof of the new intervention. The main level and previous level of foundations is open from side to side through a staircase, which highlights the views of the foundations of the stonewalls of the original house. Therefore, the above main space of the Victorian house, once segregated into separate pieces is now becomes open and spacious. The small original windows are replaced by large windows on both the front and the sides of the room, visually extending into the garden space front and rear, and finally, possible to have spectacular views from the patio (all over the house) to the Rideau Canal.

The space requirements include some very private spaces: a study may contain several thousand books, an office and a bedroom en suite. To achieve this paradoxical response to commission a house loft spaces as private but as the old Victorian house, study, office and the vault of books are designed as distinctive volumes suspended within the large volume of 4 floors. Since these volumes “float” within the shell of the original house, they gain the necessary visual privacy from the living room on the bottom and the street outside (despite increasing the areas of windows). While these spaces are small, are bright, airy, and larger read by having visual access to both windows and to other interior spaces of the house.

The most private areas of the house (such as closets, bathrooms and stairways) are located along the south wall of the house and were protected by a screen three stories. At the top level, flying over the main room and the front facade patio, in addition to appearing distinctly as a floating volume and forming a roof above the entrance. In this sense, the attic space above the Victorian house is redesigned to provide light and views which never existed before in the original house, and due to its elevated position, maintaining privacy.

You saw it here first! Rare interior photographs of the Kamman Building at 755-757 Seneca Street, set to be overhauled by a top-to-bottom renovation this year, reveal pre-restoration perspectives of the historic commercial structure only months before construction is set to begin.

The Kamman Building, designed by architect F. W. Caulkins around 1880, has been vacant for more than ten years, but like many structures of its vintage, has held up well against a tide of citywide disinvestment over the past half-century and stands well to benefit from adaptive reuse.

The architecture firm of Chaintreuil | Jensen | Stark is in the final stages of planning for an overhaul of the historic structure, which will house the firm’s headquarters. An anticipated $1 million renovation also contemplates additional office and/or residential uses, though an exact mix has not yet been determined.

The interior spaces reveal a clean canvas that will soon be modern office space and perhaps more. Great views, abundant sunlight, and tall ceilings are only some of the Kamman Building’s charms.

The Kamman Building was, at various times, home to a soda fountain, drug store, meat shop, medical offices, apartments, as well as a U. S. Post Office that handled orders for the Larkin Company. The architecture firm hopes to call the building home by late 2009 – giving it yet a new economic purpose.
